TJ Transport and Bath Demolition jointly own a 10 acre site in Avonmouth, Bristol, which is now available to buy or long-term let. Any interested parties should get in touch as soon as possible to avoid disappointment following high levels of interest from various parties in recent weeks.
The site is ideal for open storage, which would suit a number of different businesses such as car or leisure vehicle storage, parking facilities for haulage vehicles and lorries or those needing a base for industrial plant.
Some additional works have been carried out to the site over the winter months to extend the usable working space to over 10 acres.
The expanse of space that the site offers, along with its prime location makes it ideal for many purposes. Its excellent accessibility to the M5 and M49 and close proximity to Avonmouth Docks are also extremely beneficial.
Avonmouth Port has applied for “freeport status”, in line with the government’s Freeports Initiative, which will select 10 UK ports to become ‘free trade zones’ following Brexit to encourage ongoing international, non-EU trade. For “freeports”, the normal tax and tariff rules will not apply, which means goods can be imported, manufactured and re-exported without being subject to checks, paperwork or tariffs.
It is thought that up to 30 ports will tender for the positions, with the scheme approvals being announced in March. The size and location of Avonmouth Port – it is the nearest port to the US – makes it highly likely to be successful in its bid. Boris Johnson even called it a ‘very strong contender’ when the scheme was announced in 2019. Businesses located within the vicinity of the successful ports will enjoy the benefits of these free trade rules.
The site is being marketed by Alder King, a top 25 UK property consultancy specialising in all aspects of commercial property.
The land is located in a great position within a thriving industrial area just half a mile from Avonmouth docks. Neighbouring businesses include Morrisons, Asda, Euro Car Parts, and Amazon and The Range distribution centres.
TJ Transport purchased 50% of the site in 2018 and have been using the land as a base for their Bristol operations, including their fleet of haulage trucks and lorries, which is a great use of the space. TJ Transport western regional business will remain at its location in Avonmouth.
